Before you pay a reservation fee, check that the broker or the agency selling to you is on the official register of the country. Where the register is open data and answers our servers, we look it up for you. Where it is not, we send you to the official page and tell you exactly what to type.

Dubai: broker card (BRN) or office

In Dubai, every real estate broker must hold a broker card from the Dubai Land Department with a broker registration number (BRN), and every brokerage office has its own licence. Ask for the BRN: a licensed broker can give it straight away, and it is printed on the card.

We look up only what you type and show only what the official register publishes about it. No list of brokers is published here. 30 lookups an hour from one address.

Which registers answer our servers right now

Tested live from Cloudflare, where our API runs, at most every six hours. A register that refuses us, or sits behind a captcha, is never scraped or guessed: we list it for a check by hand.

We found no official agent register that is open data and reachable for these markets, so we do not look them up for you. Here is where to check.

  • PhilippinesReal estate brokers are licensed by the Professional Regulation Commission. verification.prc.gov.ph: Verification of license, by name or licence number (it asks for a captcha).
  • India (Maharashtra)Agents selling registered projects must register with MahaRERA. maharera.maharashtra.gov.in: search registered agents. Other states have their own RERA site.
  • PortugalReal estate agencies need an AMI licence from IMPIC. Ask for the AMI number and search it at impic.pt.
  • United States (Florida)Brokers and sales associates are licensed by the Department of Business and Professional Regulation: myfloridalicense.com, license search.
  • United KingdomThere is no licence for estate agents, but by law they must belong to a redress scheme. Check membership at The Property Ombudsman or the Property Redress Scheme.
  • Bali, Thailand, Mexico and most other marketsWe found no official public register of property agents. Ask for the agency's company registration and check that company instead, and pay only to the developer's or a notary's account named in the contract.

What a licence does and does not tell you

  • A valid licence means the regulator knows who the broker is and can sanction them. It does not mean the project is sound: check the project too.
  • Compare the licence holder's name and office with the business card, the email domain and the company on the reservation form. Anyone can quote a real BRN that belongs to someone else.
  • Never pay a reservation fee to a broker's personal account.
