Kolaboro / Tools / Payment plan risk
How much of your money is at risk, and when?
Enter the payment plan from your contract and the construction timeline the developer promises. You get a risk score from 0 to 100, the money-at-risk curve and the changes to ask for before you sign.
Payment plan risk score
0/ 100
Higher means more of your money depends on the developer finishing. It reads the plan only, not the developer or the project.
Money at risk over time
What you have paid versus what has been built
- Paid so far
- Built so far (assumes steady progress from signing to handover)
- Money at risk: paid but not yet built
Before you sign
Changes to ask the developer for
How the score works
- Up to 35 points: money due before the structure is complete. Up to 20% adds nothing, 60% or more adds all 35.
- Up to 25 points: share of the money after signing that is due on calendar dates instead of construction milestones. Dates keep running when building stops.
- Up to 20 points: money held back until handover or later. 20% or more adds nothing, 5% or less adds all 20.
- 20 points with no deposit protection, 15 if you are not sure, 0 with escrow or a trust account.
Milestones are placed on the timeline you entered: foundations at a quarter of the way to structure, finishing halfway between structure and handover. This is a planning aid, not legal or financial advice.
