Is Kolaboro a lawyer or a notary?

No. Kolaboro agents verify facts on the ground and in documents and tell you what they found. For legal advice and to sign, use an independent lawyer or notary; we can tell you what to ask them.

Do you hold my money?

Not yet. Today your agent confirms each milestone on site and tells you whether the evidence supports paying. Milestone escrow with licensed partners is on our roadmap.

We are launching in Bali first and adding cities as we train local agents. If you are buying somewhere else, tell us where: demand decides the next city.

How do you decide "go" or "hold"?

Nine checks, from land title to realistic promises. A red flag on title, permits or progress means "hold" until it is fixed, and every finding links to its evidence. The full method is public.

Can a developer influence a report?

Only with evidence. Developers can send documents and reply, but never pay us. Where something can't be verified, the report says so instead of guessing.

What if I already bought?

That's when monitoring matters most. We can verify where construction really is before your next payment.

Markets with at least 3 projects in your budget band, inside the regions you picked. Projects with no published price only count under "Any budget".

Must-have match

Share of projects in your budget band that meet all your must-haves: escrow or trust account published, permit or licence number public, freehold title, or completion year no more than 2 years away and not overdue.

Transparency index

The market's score on the Off-plan Transparency Index, computed with the same code as that page: what developers disclose, what is independently confirmed, and projects without public flags.

Overdue and problems

Share of projects in your band that are past their promised completion date, and share with a public problem such as a legal dispute, stalled construction or a developer in financial trouble.
