Kolaboro / Tools / Contract check
Read your contract with an AI that never leaves your device
Drop the purchase agreement as a PDF. We pull out the ten clauses that decide whether an off-plan purchase is safe: parties, price, payment schedule, completion date, delay penalty, termination and refund, escrow, title, governing law and permits. Every clause comes with the exact words from your contract, and with what the law says in Indonesia, Dubai, Thailand, Spain and Portugal.
Your contract never leaves this device. The text is read in your browser with pdf.js, the clause finder is plain code you can read (cc.js), and the optional AI is an open model that runs on your own graphics card. Site analytics are masked on this tool: they never see the file, its text or the results.

How it works
Two readers, one rule: every quote must be in your file
1. Keyword finder (always, instant)
The text of each page is split into sentences. Each clause has a set of English, Indonesian, Spanish and Portuguese patterns (for example "escrow", "rekening bersama", "aval", "conta caução"). The best scoring sentence is shown exactly as it appears in the file, with its page number. No AI is involved.
2. On-device AI (optional)
If your browser supports WebGPU, you can download an open-weights model (Qwen2.5 Instruct, 1.5B or 0.5B parameters, Apache 2.0) once. For each clause it reads only the passages the keyword step ranked highest, and must answer with a word-for-word quote. We search your file for that quote, ignoring only line breaks and capital letters. If it is not there, the answer is dropped and counted on screen.
3. What the law says
Each clause links to short notes from our law notes: the rule in plain words, the original text quoted, our translation, and a link to the official source. We only include an article after reading it in the official text.
Honest limits
- Small models misread and miss things. A dropped or missing answer means "look yourself", not "not in the contract".
- The AI summary line is not checked word for word, only for numbers that are not in the quote; we hide it when it adds one.
- Scanned PDFs (pictures of pages) have no text to read. Tables can come out in a strange order.
- Laws change and contracts are read as a whole. This is information, not legal advice: have a local lawyer read the contract before you pay.
Network: the page, our scripts and the law notes come from kolaboro.com. The AI model files (about 886 MB for 1.5B, 295 MB for 0.5B) come from Hugging Face (huggingface.co and its CDN, hf.co) and the compiled GPU code from raw.githubusercontent.com, and are then kept in your browser's cache. Like every page on kolaboro.com, this one sends page-view analytics (Google Analytics, and Microsoft Clarity with this tool's content masked). No request carries your contract or the results; you can check this in your browser's network panel. Third-party code is a byte-identical copy of the npm packages, listed with hashes in vendor/README.txt.
