Kolaboro / Tools / Resale exit
Can you sell before handover?
Selling an off-plan unit before it is finished usually means assigning your contract to a new buyer. Answer eight questions from your contract. See how flexible your exit is and what to ask the developer before you count on it.
Exit flexibility
0/ 100
Higher means an easier exit before handover. It reads only what you answer about the contract, not the market: a flexible contract does not mean there is a buyer at your price.

How the score works
- 25 points: assignment allowed in writing (8 if silent, 0 if forbidden; a ban caps the score at 20).
- 15: no developer consent needed (10 with written conditions, 4 at discretion).
- 15: no fee (12 up to 1%, 9 up to 2%, 5 up to 4%, 2 above).
- 15: no minimum share paid (12 up to 20%, 8 up to 40%, 4 above).
- 10: no lock-in (7 up to 6 months, 4 up to 12, 1 longer).
- 10: recorded in an official registry (5 developer records only).
- 5: taxes confirmed (3 roughly). 5: written buyer of last resort (2 if only promised).
- "Not sure" scores low on purpose: an unknown term is a risk until you see it in writing. Nothing you enter leaves your browser.
