Compensation the clause pays

Months are calendar months; a part month counts by its days (a month is taken as 30.44 days). Contracts can define a month, the start date or force majeure differently, and that changes the result.

How it works

Months late run from the promised date to the expected or actual date.
Grace period: the first months of delay, during which the clause pays nothing. Compensation counts only the months after it.
Fixed per day: amount times days after grace. Fixed per month: amount times months after grace.
% of price per month: price times rate times months after grace. % of paid per year: amount paid times yearly rate, for the days after grace.
Cap: the most the clause will ever pay, as a % of the price or of what you paid.
Missed rent counts every month late, including the grace period, because you lose the rent either way.
