Five documents you can copy today to publish what buyers check first. Replace everything in [brackets] with your own details, delete what does not apply, and post it where any buyer can read it.

1

Deposit protection statement

Covers standard item D2

Publish on your project page and attach to every reservation form. It tells buyers where their money goes and how it is released, without exposing any account number.

DEPOSIT PROTECTION STATEMENT
[Project name], [town, country]
Last updated: [date]

How your payments are protected

1. Where your money goes
All payments from buyers, including the reservation fee, are paid into a
[project escrow account / trust account] at [Bank name], [branch or city].
The account is held by [name of licensed escrow agent / notary / trustee],
a [type of account holder, for example "licensed escrow agent regulated by
[regulator name]"]. It is not held by the developer.

[If you use a bank guarantee instead, replace point 1 with:]
[Your payments are covered by a bank guarantee issued by [Bank name],
guarantee reference [reference], covering [100% / x%] of the amounts you
pay until handover. The guarantee is valid until [date].]

2. When money is released
Funds are released to the developer only when each construction stage is
complete and certified by [independent engineer / regulator name]:
  - [Stage 1, for example foundations complete]: [x]% of the price
  - [Stage 2, for example structure complete]: [x]% of the price
  - [Stage 3, for example roof and walls complete]: [x]% of the price
  - [Handover with title registered in your name]: [x]% of the price

3. If the project does not go ahead
If [the project is cancelled / construction stops for more than [x]
months / the building permit is revoked], money still held in the account
is returned to buyers [in full / in proportion to what each buyer paid]
within [x] days, as set out in clause [x] of the sales contract.

4. How to check this yourself
  - Escrow agent or trustee: [name], [registration or licence number],
listed at [link to the official register].
  - You can confirm the account directly with [Bank name] at [official bank
contact page, not a phone number from us].

5. Account details and fraud warning
We never publish account numbers. You will receive the account details in
your signed sales contract only. We will never change payment details by
email, chat or phone. If anyone asks you to pay into a different account,
stop and contact [named role] at [official email address] before paying.

Issued by: [Company legal name], registration no. [reference], [registry].
