Buying property in Phuket as a foreigner

Thailand lets foreigners own condos, not land. Most problems come from villa deals that try to get around that, and from off-plan delays.

The three things that go wrong most

Land

Foreigners can't own land in Thailand. Villas are usually sold as leaseholds; only the registered lease term is protected by law, not promised renewals.

Condo quota

Foreigners can own condo units freehold within the building's foreign quota (up to 49% of the floor area). Check the quota is still open.

Money transfer

Funds for a freehold condo must come from abroad in foreign currency, with the paperwork to prove it.

Check these before you pay

Tick them off as you go. This is general information, not legal advice: use an independent local lawyer or notary.
