Buying off-plan in Dubai, with someone on your side

Dubai has some of the strongest buyer protections for off-plan property, but only if the project actually uses them. Here is what to check.

The three things that go wrong most

Escrow

Off-plan payments should go into the project's registered escrow account, not to the developer's normal account. Ask for the escrow account number and check it.

Registration

The project and the developer should be registered with the Dubai Land Department and RERA, and your purchase registered on Oqood.

Delivery

Handover dates slip. Check the developer's past projects and the real progress on site before each payment.

Check these before you pay

Tick them off as you go. This is general information, not legal advice: use an independent local lawyer or notary.
